An out-of-town private equity firm, Egeria Group, is proposing to build a giant modern building at 155-159 Charles Street on the North Slope of Beacon Hill. This design is completely out of character with our historic neighborhood and has been pushed forward without meaningful input from our community. They are also requesting numerous exemptions to zoning and building violations.

Definition of Floor Area Ratio (FAR):
FAR is calculated by dividing the total floor area of a building by the area of the lot it occupies.
Purpose:
FAR regulations ensure a balance between building density and open space, preventing overdevelopment and promoting desired community aesthetics.
Impact:
A higher FAR allows for a larger building on a given lot, while a lower FAR restricts building size.
Example:
If a lot is 2,486 square feet and the FAR is 2.0, the maximum allowable building floor area would be 4,972 square feet. The median FAR of 3.3 would be 8,203 square feet.
Stop the CVS Development until..
-The developer scales down the project to match Charles Street’s North Slope
-Reduces the FAR to 3.3 (currently 5.7)
-Ensure the use of proper architecture, style, and façade
